It always make me chuckle when I get to the ‘write about yourself’ on your own website. After thinking about this and doing 1,221 drafts …I’ve come to the conclusion that I really have only 3 options.

1). Write in third person (If you’ve never tried it, it’s totally weird.)

2). Use big words to make me seem smarter (yeah, baby…IQ at 150! HA! J/K)


3). Write this page like it was a letter to a friend.

Guess which one I picked? 🙂

Anyways – what do you want to know?

I’m 31 years old and live in “The Golden State” with my wife, Elaine.

We recently got married and happy to say I’ve known her since the 7th grade and she is my best friend.

If you’re reading this, I’ll probably guess that THIS isn’t the kind of stuff you’re looking for or interested in.

You number one reason, you’re probably here is…

Is Jeff Coga A Guy Worth My Attention and Time?

The truth is, for many of you …my answer is 100% NO.

Here’s Why:

NUMBER #1: “I Can NOT Help You Get Rich Quick in Real Estate”

For some odd reason, people always think “I do real estate” and magically think “you’ll take home big fat checks.”

I totally get it. That’s what attracted me in 2004 when I bought my first home (more on that later).

I thought it would be easy money and guess what? At THAT time, it was.

Heck, I purchased a home with zero money out of my pocket. Matter of fact, I even got cash at the close of escrow.

Crazy stuff I know. But IT was a different time.

Then the market crashed.

And I had to reinvent myself. How did I do that?

I changed the way I looked at real estate.

I realized we are NOT in the real estate business but …we are IN the business to MARKET our real estate business.

Frankly, this shift changed my life.

What marketing thing, did I do? I did direct response marketing that combined offline strategies with online strategies.

If you don’t believe me …heck, Google me and you’ll find some really old videos talking about this stuff.

Learning how this ‘new age marketing’ worked …I thought it would be easy because ‘my generation grew up with this stuff’ but …it wasn’t easy.

Today, I do have consistent leads that turn into revenue  via doing the deal, referring the lead, or even selling the leads.  And often times, it’s on auto pilot …but it took lots of work, frustration, and perseverance to get there.

…And it still takes work to keep it all running.

So if you’re not prepared AND committed to actually roll up your selves in put in the work, I’m not your guy.

NUMBER #2: “If You Don’t Want to Advertise, You’re NOT Going to Enjoy My Stuff”

No, I DO NOT sell advertising. But here’s why I’m telling you this.

Start going down the ‘real estate lead generation and conversion’ rabbit hole, and you’ll see all kinds of ads and articles about this cool free method or some cool tool with the ‘latest loopholes’.

Does some of it work?

Probably. BUT …it’s short term gains. If you rely on that and something changes …you don’t have a business. You have a ‘lead source’ that’s supported by an unsustainable gimmick. Ask me how I know that! HA!

And that is a waste of time. If you want to waste time go play some Pokemon. I hear it’s more fun and you’ll get some exercise.

NUMBER #3: “If You’re Looking For ‘The Easy Way’ I DO NOT Want To Help You.”

It’s important you understand what I’m telling you.

I can help you, I just won’t. I’m capable of it, but I refuse to do it it.


Because when I hear a supposed ‘Real Estate Pro’ (be it an agent, investor, or lender say),  “What’s the easiest way”, what I’m really hearing is, “I’m NOT fully invested in the long term success of my own business …and am therefore not fully invested in the long term success of my clients.”

And that really translates to “I don’t want to put in the work”.

Look, generating and converting sellers and buyers is HARD WORK. Can it be ‘automated’, 100% WHEN it’s all up and running.

But that takes a lot of HARD WORK to create and it takes HARD WORK to maintain.

Oh, and for my ‘grizzeled veterans’ on their second or third rodeo in this market…

You know, real estate cycles are typically 8 to 12 years …and mostly everyone who got into real estate for all the wrong reason quit the business when the market tanked. So, why would I want to help someone that’s ‘in it’ to make a quick buck? I just don’t do that.
